Open House for Upcoming Board Election

Dear Residents,

In the coming days, you will receive the second notice of our Annual Meeting, which will be held on March 17th. The primary purpose of this meeting is to elect new Directors to serve on the Board for the upcoming year. This year, two Directors will be elected from the Patio Homes and one Director from the Estate Homes.

For the Estate Homes, only one candidate has submitted an application; therefore, no election will be required for that seat.

For the Patio Homes, four candidates have submitted applications to fill two open seats. The candidates are:

Andrea Mosseri
Chris Pore
Lee Vita

To assist residents in making an informed decision, all four candidates have agreed to participate in an open house on Saturday, February 28, from 10:00 AM to 12:00 PM at the clubhouse.

This event will provide residents with the opportunity to meet each candidate, ask questions, and engage in one-on-one conversations. There will be no formal presentations or debates.

We encourage you to attend both the open house and the Annual Meeting. Your participation is important and appreciated.

2026 Siena Oaks Annual Meeting Tuesday March 17

New Bulk Internet and Video Service Selected

The Board of Directors is pleased to announce the most significant technology upgrade for the
community since it was built in the early 1990s. On January 13, 2025, following a 7 month evaluation
process, the Board voted 4-1 to execute a 10-year contract with Fibernow that will result in the
installation of a modern, fiber optic network to provide bulk internet and video service to all Siena
Oaks homes.

Dear Residents,

Since the last post on this topic the Board has further narrowed down the options concerning providers. The Board and residents attended a second level of presentations by two vendors. These presentations were more detailed and covered infrastructure installation on site, equipment that would be placed in our homes and customer service among other information.

On November 11, the Board meeting following the presentations, the Board discussed the two provider’s offerings based on the previous presentations. Much of what they provide is very similar to one another but we found what we believe to be some key points that separate the two and make Fibernow the better potential provider for us.

These differentiators were as follows:

1) Off-site reliability

  • Fibernow is committed to bringing 2 independent sources of service into our community. One from Prosperity Farms Rd and one from Burns Rd. Should one fail, the other will automatically provide us continued service.

2) On-site reliability

  • Fibernow’s infrastructure power needs in the community will be backed up by battery and propane generator to provide up to 18 hours of back-up power in case of an outage. Residents having back-up power in their homes should have continuous service throughout prolonged outages.

3) Cost

  • Fibernow’s fees are approximately $12 less costly per month per household than the other alternative. This savings is for the life of the 10 year contract That is a savings of over $400,000 over the 10 year period.

Based upon this, the Board decided to begin looking at Fibernow through their offered contract. We are also stepping up our examination of them thru a potential site visit to their South Florida facilities. contacting of references of recent communities they are serving as well as further commitments from them as to channels in our community package as well as costs for additional services that some homeowners may choose to purchase, such as additional TV boxes, add on channel packages and premium services for movies and streaming services .

We have not approved signing of any contract at this point. In addition to the due diligence noted above, there are other steps that would have to take place first including multiple reviews of any contract including Board, Technical and Legal reviews. Then, ultimately a final negotiation process.

Our goals have not changed. Your Board is moving this decision forward quickly, but not so quickly that we act in haste. The goal is to have a signed contract by January 1, 2026. This will allow the selected provider to do their proper planning and installation in a timely manner to minimize installation issues. We recognize that Bulk Cable/Internet is very important to the community. Most everyone in the community uses it every day. Many use it 24/7/365 such as with security systems, and most people “touch” it every day thru their televisions, computers, tablets and phones. And last, everyone wants to minimize any disruptions during the installation process. The Board does not take this responsibility lightly.

Bulk Cable/Internet for our Community

By now, you’ve likely heard that the Board of Directors is looking to negotiate a new bulk cable/internet agreement for our community. Five years ago, we signed a similar agreement with Comcast. That agreement is due to expire on 12/31/2026. It was a very good agreement for the Association at the time. Comcast already had infrastructure here and the cost was a significant savings compared to what most residents were paying for individual accounts. Some residents were using AT&T at the time and chose to maintain their individual accounts on their own.

New Property Manager to Begin November 1st

Dear Residents,

Please be advised that your Board of Directors is making a change in Property Managers. Beginning November 1st, Seacrest Services will be our new Property Manager. GRS will continue in that role through October.

We ask for your patience for the next few months as we transition and Seacrest integrates into our community. Please keep your eyes open for multiple communications from Seacrest via email and/or USPS during the month of October. This will include new methods for paying assessments as well as other important information. Our current method of payments will continue throughout October with no changes.

Addressing Landscaping Issues

Dear Homeowners,

In order to address and reduce the vast landscaping issues, deficiencies, complaints, yard damage, and requests, etc. Please use the Landscaping Issues Request Form. This form may be downloaded here on the Siena Oaks website or picked up at the front office and completed by the homeowner. This form must be completed and returned to the Property Manager via email or in person in order to address any landscaping issues.

Landscaper/landscaping issues will only be addressed if submitted to the Property Manager via this form and with photos if homeowners wish to attach. Phone calls, messages or emails will still require homeowners to complete and return to the Property Manager.

Siena Oaks Entrance and Intersection Repairs

Please see the City of Palm Beach Gardens road closure and construction update for the week of March 24-28 on map below. It will be a single lane closure and directed traffic flow. Please plan for traffic delays accordingly.


Dear Residents,

The City of Palm Beach Gardens will be conducting street repairs tentatively starting on March 24, 2025. Weather permitting. These repairs may last roughly a week and the City of PBG will be responsible for traffic routing and MOT. This will cause some traffic disruptions in and out of the community as well as the school traffic going to/from Prosperity Farms Rd.

Please see attached map, these repairs will include the road “joggle” traffic control area crosswalk pavers on both sides of Allamanda Blvd. before the bridge. Another area of repairs will include the intersection entrance to Siena Oaks. There are multiple areas, four (4) points of the intersection of Allamanda Blvd., Allamanda Dr., Siena Oaks Cir. West. It will include some paver areas and concrete areas of the intersection. Once the city sends us more information, it will be passed on to the homeowners.
