Landscaping Statement by the Board of Directors

August 12, 2021

Our manager is working to get a schedule for our landscapers service dates. We understand our regular weekly service will be Thursday/Fridays beginning August 19th & 20th. The hedge-shrub trimming/weeding crews are scheduled for once a month, date(s) to be determined. Our goal is to have a quarterly calendar with all required services, fertilization dates as well as a copy of the landscapers contract on our web-site.

As far as irrigation, GRC will be doing an audit of each of our homes irrigation system, giving the homeowner & HOA a status report of just how many systems are working properly or are in need of attention. Anytime a homeowner has an irrigation problem, simply contact our manager and he will submit a work order to GRC. (Understand that the HOA is responsible for any broken sprinkler heads, everything else is the homeowners responsibility.)

Since the last update we have not heard from or seen Precision Landscaping. The Board has signed on a new company, GRC Landscaping, that is scheduled to begin next Thursday & Friday 8/12-13. Due to no service this week, we have requested to have them come before then, which they believe they can. Understand though that our regular days for service will be Thursday & Friday each week following.

Community Landscape Update

Today, 7/29/2021, our landscapers were sent a letter by our attorney requesting immediate termination of their services. Pending their response, a new company has been selected and vetted by our attorney and is available to start immediately. Also understand that Precision has not been paid for June & July and it is the board’s full intention not to pay August either.

The board completely understands your frustrations and appreciate your patience while we work through this.

Your Board of Directors would like to bring you up to date regarding issues with our landscape company.

This week (5/11-13), as we’re sure you have noticed, lawns were either not edged, not trimmed (or very badly scalped), not blown, badly damaged by tires pivoting or just plain missed completely. Our manager and Board members have received the most calls, texts and emails ever this week concerning landscaping.

Understand that Precision has been put on notice that this specific crew will not be allowed back until properly trained and supervised.

Also understand that our contract expires in September and that we may not be renewing it.

We apologize for the inconvenience but rest assured action is being taken to resolve this issue.

New Umbrellas on the Pool Deck

New umbrellas have been installed around the pool deck. We’ve lost a few this past year due to storm damage. It would be greatly appreciated that after each use to please lower them to help prevent future damage.

Also, the light fixtures around the pool deck have been replaced.

HOA Reserve Study

J. R. FRAZER, INC. (Reserve Studies and Valuation Services) was retained by the Homeowner’s Association to prepare a
reserve funding analysis of the common areas for the purpose of developing a repair, maintenance, and replacement needs
plan for the association’s long-term assets. The “full update with site-visit” was completed by Sundeep J. Jay – senior reserve
specialist/analyst.

Annual Meeting on March 16

On Tuesday, March 16, 2021 at 7PM, the annual meeting will be conducted via Zoom. Candidates for the board election must give written notice on or before February 4.

The Pool is Now Open

Dear residents,

We hope this email finds you all well and in good health.

The Board of Directors is happy to announce the reopening of the community pool.

Palm Beach County has now issued Emergency Order 28 rescinding previous orders and the Association has received confirmation from legal counsel that the pool may be opened but that certain CDC guidelines regarding masks and social distancing must still be complied with.

The following guidelines must always be adhered to regarding the use of the pool. Any violation of the following guidelines will be cause to shut the pool down again at the Board’s discretion.

  • There is a wall mounted hand sanitizer under the breezeway. Please make sure to sanitize your hands upon entering the pool gate. The bathrooms and pool furniture are being sanitized several times a week by the janitorial company.
  • To comply with social distancing guidelines there are a limited number of chaise lounges and chairs that have been placed 8 feet apart from each other. The chairs and tables CANNOT be moved from where they are located.
  • You CANNOT bring your own chairs and flotation devices are never allowed.
  • You must always wear a mask while on the pool deck except when you are in the pool, please maintain your distance away from other pool users when possible.
  • Because of the limited seating and because CDC guidelines for social distancing are still in effect, no guests can use the pool at this time.
  • Please always abide by the posted rules and enjoy the pool responsibly.
  • The pool and parking lot are always monitored. Any violations of the above referenced rules can cause the pool to be shut down again at the Board’s discretion.

Also, regarding the gate on Allamanda that leads to the school, the fence and gate are being replaced by Budget Fence and Gate. They are currently in the process of applying for the permit with the local municipality. Once the permit has been issued the new fence and gate will be installed. The lock on the gate will in all probability be keyed the same as the tennis courts and pool bathrooms.

Anyone who needs a key can purchase one at the management office during the hours of operation for $2 apiece to cover the cost of the key. Please email me or call me in advance as keys run out from time to time and need to be restocked.

Lastly, unfortunately there are still some pet owners that are not cleaning up after their pets. It is very important that you do clean up after your pet so as not to potentially spread bacteria throughout the community. Your cooperation with this is appreciated.

SFWMD Issues Strict Watering Guidelines

The South Florida Water Management District (SFWMD) today issued an order on water conservation measures with strict guidelines to property owners to follow irrigation schedules that conserve water amid drier than average conditions.
